Prices are not doing one thing. Against the same month last year, the typical sale price rose in 505 of the 764 metro areas we track and fell in 259. The middle metro was up about 3%.

"Are prices going up" has a different answer in 259 metro areas than it does in 505 of them, and a national headline number averages those two groups into a sentence that is true of neither.

One caution on any single month: a metro's median sale price moves when the MIX of homes that sold changes, not only when homes change value. A quarter with more new construction or more large homes closing will read as a price rise. That is why the metro pages show three years of history rather than one arrow.
