Across the 762 metro areas that report it, about 1,038,631 homes were on the market, and roughly 309,884 sold during the same stretch. Inventory was higher than a year earlier in 324 of the 762 metros we can compare against last year.

Inventory is the count of homes listed and not yet under contract at the time of the reading. It is the number that decides how much choice a buyer has and how much competition a seller faces, and it moves faster than prices do.

A rising count is not automatically a weakening market. It can mean more sellers decided to list. What tells you which one it is, is whether the days-to-sell number moved with it — more homes selling just as fast is a market getting bigger, not softer.

The metros at the top of this table are simply the largest ones. To compare a small metro to a big one fairly, use months of supply on the buyer's-or-seller's-market page instead.
